terms and conditions for reservations

These are the terms and conditions for reservations with Kiinteisto Oy Puolukkapolku (later referred to as the service provider). They become binding for both parties after a customer has made a reservation.

Reservation and payment terms

The person making the reservation must be an adult (18 years of age or older) at the time of booking. The reservation can be made by phone or e-mail, and a confirmation of the reservation will be sent to the customer’s e-mail. The number of people staying in the cabin as informed by the customer at the time of booking is not allowed to be exceeded.

The customer must pay a prepayment (30% of the agreed rental price). If the booking is made later than 4 weeks before the start of the stay, the prepayment will not be charged separately, and the booking must be paid in full at the time of booking.

The booking confirmation, the prepayment invoice and the final invoice will be sent to the email provided by the customer immediately after booking.

The prepayment and final payment must be paid by the due date stated on the invoice, before the start of the booking. Failure to pay is not a cancellation.

The booking confirmation message contains further information of the accommodation, for example the location of the keys, as well as other important information that must be taken into account before the start of the stay.

Cancellation and modification of reservation

Cancellations must always be made by phone or email. The cancellation is considered to have taken place at the moment when the information about the cancellation has reached the service provider by e-mail or by phone.

If the customer cancels their reservation:

  • 30 days before the start of the booking, the already paid amounts will be refunded with a deduction of 100 € cancellation fee.
  • later than 30 days but no later than 14 days before the start of the stay, 40% of the total price of the reservation will be withheld as a cancellation fee.
  • later than 14 days before the start of the booking or the customer does not notify the service provider before the start of the booking that he does not use the services he has booked, the service provider has the right to charge the full price of the booking. Failure to pay is not a cancellation.
  • If the customer cancels his reservation and leaves the apartment before the end of the rental period, no compensation will be paid for the unused time.’

 

If the booking is canceled before the start of the service, but due to a sudden illness, accident or death after the booking, which has occurred to the customer or his close relatives, the customer is entitled to a refund of the price paid for the service with a deduction of 100 € cancellation fee.

The service provider must be notified of the incident immediately and include an acceptable explanation, for example a medical certificate. If the cancellation takes place after the rental of the accommodation has already started, there will be no refunds for the unused time.

Reservation change conditions

If the customer wishes to change the reservation (time, additional services or number of people), the service provider has the right to charge the resulting change costs or the right to reject the change request. The change must be made no later than four weeks before the start of the booking date. Subsequent changes will be considered a cancellation of the previous booking and a new booking.

When the service provider withholds the right to cancel the reservation

If the customer does not make the payments by the due date, the service provider has the right to cancel the reservation. In case of force majeure, the service provider may cancel the reservation. The customer is then entitled to a refund of the services he has paid for.

The service provider’s liability is limited to the return of the amount paid by the customer, and there is no obligation to offer a replacement item. Any other costs incurred to the customer due to a force majeure termination of the contract will not be reimbursed.

During your stay

The reservation begins at 16:00 pm of the start date and ends at 14:00 pm of the end date of the booking, unless otherwise agreed with the customer. If the customer has purchased a final cleaning, the accommodation will end at 12:00 pm.

The keys to the accommodation will be handed over to the customer in accordance with the instructions included in the booking confirmation.

It is the customer’s responsibility to check the instructions received in the booking confirmation and to act in accordance with them. The customer should get acquainted with the further information on how to use the cabin and the safety instructions, which will be found at the cabin in a folder called “Tupakansio”.

Final cleaning, linen and towels are not included in the reservation, however it is possible to book and rent them in advance at an additional cost.

Purchased final cleaning does not include washing dishes and garbage removal. In addition, the customer must remove empty bottles and cans and put bedcovers on the beds.

When the customer performs the final cleaning themself, they must follow the cleaning instructions provided in the “Tupakansio” folder.

The use of a caravan for accommodation purposes on the property’s plot is prohibited.

Driving with a snowmobile in the yard is strictly forbidden.

Number of people

The cabin must not be used by more people than the number stated on the booking confirmation.

Damages and disruption

The customer is obliged to compensate the owner of any damage caused to the accommodation or its furniture. If the customer does not cease to cause disturbance or danger to those in the same or a neighboring property despite the notice given by the service provider or its representative, the service provider or its representative has the right to cancel the reservation made by the customer immediately. The costs of all the above measures will be charged from the customer.

Force majeure

The service provider is not responsible or liable for any damage that occurred before or during the stay due to unforeseeable force majeure or other unforeseeable reasons (for example natural phenomena, exceptional weather, political or religious factors, or animals such as mice or insects), which the owner could not have prevented with the utmost care. The service provider is also not liable for damages or consequences caused by normal natural phenomena.
